Center-south Strip, next to the arena
Park MGM stands between New York-New York and the Aria tram stop on the west side of the Strip, with The Park promenade and T-Mobile Arena directly beside it. That makes it one of the better-placed mid-range hotels in Las Vegas: Aria, Cosmopolitan and Bellagio are reachable on foot or by the free tram, MGM Grand is across the bridge, and the arena is close enough that you can leave a concert and be in your room in minutes.
It suits non-smokers first and foremost, since the entire casino resort is smoke-free. It also suits couples and solo travellers who want a more human-scaled hotel, arena and Dolby Live concert-goers, and anyone who likes Italian food, given Eataly at the entrance. Room categories and the floors worth asking for
Park MGM was rebuilt from the old Monte Carlo, and the rooms are the result: smaller than the giant resorts, but thoughtfully designed with an eclectic, apartment-like style, good desks and better-than-average lighting. Standard King and Queen rooms are the bulk of the inventory. Higher categories add Strip views, corner exposures and, in the suites, separate living areas. Views split between the Strip and the arena side. East-facing Strip view rooms on higher floors look across the Boulevard toward MGM Grand and the Tropicana site; west-facing rooms look over the pool, T-Mobile Arena and the mountains, which is pleasant and quieter. Ask for a high floor away from the elevator core. Renovation status varies a little by floor, and MGM adjusts categories regularly, so treat the booking screen as authoritative.
Fee, parking and the real nightly cost
The resort fee falls in the mid-Strip band, roughly $40 to $55 plus tax per night as of 2026, and it moves with the rest of the MGM portfolio, so check the official site. MGM Rewards Gold and above has had it waived. Our resort fee explainer covers what it includes and how to reduce it.
Self-parking runs roughly $18 to $30 a night, with valet higher; MGM Rewards Pearl and above has included free self-parking at various times. The garage is compact by Strip standards and reasonably close to the elevators, which is a welcome contrast to MGM Grand next door. The pool
The pool area is mid-sized: three pools set in a courtyard with trees, daybeds and cabanas, and a bar. It is calmer than the dayclub-driven pools nearby and has no ticketed party element, which suits the hotel's character. The NoMad pool at the top of the property is separate and reserved for NoMad guests. Chairs go quickly on summer weekends but the crowd is generally relaxed.
Season runs roughly from March to October, with a reduced footprint or closures in winter; check dates. Families are welcome, and there is enough shade to make it workable in July. Spa and gym
The spa at Park MGM is small and calm, with a short treatment menu, steam and sauna, and a sensible price list. The fitness centre is a solid mid-sized gym with a decent set of cardio machines, weights and stretching space, and access is normally included in the resort fee. Because the hotel is smoke-free, the air quality throughout the property is better than at most neighbours, and the walk from the gym back through the casino does not undo the workout.
Eataly and the other kitchens
Eataly occupies the Strip-side entrance: an Italian market with counters for pizza, pasta, salumi and cheese, a bakery, a coffee bar, a butcher-driven restaurant and a wine shop, with seating scattered throughout. It is the best casual food option on this stretch and the reason many people book here, and it is open from breakfast until late.
The sit-down roster as of 2026 has included Bavette's Steakhouse and Bar, a Chicago-style steakhouse with a lively bar, and Best Friend, Roy Choi's Korean-Mexican restaurant with a bodega-style entrance. There is a 24-hour cafe and a couple of bars off the casino. Line-ups change, so check the current list. Smoke-free casino, arrival and departure
The casino is the reason many guests choose Park MGM and the reason a few gamblers avoid it: entirely smoke-free, with a smaller footprint, softer lighting and a calmer sound level than the big floors nearby. Table minimums are mid-range and the sports book is modest. Dolby Live, the concert theatre, hosts residencies by major artists, and on those nights the property fills with a concert crowd from early evening.
Check-in runs through a compact lobby with kiosks, and mobile check-in and digital keys through the MGM Rewards app work well. Queues are shorter than at the giant resorts except on arena and Dolby Live nights. Early check-in is a request subject to availability; late checkout is available for a fee or through MGM Rewards status. Ask the night before rather than on the morning.
MGM Rewards at a smaller property
Park MGM is inside MGM Rewards, the same program as Bellagio, Aria, MGM Grand, Mandalay Bay and the rest of the MGM portfolio. Membership is free, earns on room, dining and gaming, and status brings benefits that matter here: Pearl has included free self-parking; Gold and above has waived the resort fee and offered late checkout and lounge access; the Marriott Bonvoy partnership and status matches have been ways to reach those tiers quickly. Check the current program, since terms change.
Because Park MGM is smaller and mid-priced, it is a common landing spot for MGM casino offers and discounted rates aimed at filling rooms on quiet dates, and booking direct with your Rewards login usually beats third-party rates once the fee is counted. As of 2026, rates have run roughly $80 to $170 midweek and $170 to $350 on weekends before the resort fee, with big jumps on arena nights.
